So in a contract of sale it is probably smart to ask for the purchase to be subject to favourable opinion of a Geovital Academy pre purchase inspection / EMF assessor. And not just subject to an EMF inspection or certain levels. Ask your legal adviser for advice on how to word this on a contract.
If we don't find excessive levels of EMR radiation, then it makes sense to inspect the whole house for the more subtle issues that we find in most homes. These are normally fixable and would not result in an advice to walk away from the purchase, but rather an opinion that this house (with applicable shielding solutions) should be able to be a healthy home. You then know exactly what needs to be done to make this happen, so that during your settlement period everything can be organised, ready to go for when you move in.

Research shows certain levels of EMR (2mG and up) block the anti cancer action of our hormone Melatonin, blocks the working of certain popular cancer drugs and has been linked to increase likelihood of childhood leukaemia. Cell function seems reduced in some studies, plants exposed to EMF don't develop as they are supposed to and Geopathic Stress can lead to all kinds of 'unexplainable' issues.
Sure, overhead powerlines can be a major source, but sometimes they look scary and the radiation they put out does not reach the property at all. More of a concern are underground power supply cables, electrical easements and how and where power cables enter the property.

We have 2 different types of EMF pre purchase property inspections for home buyers.
IMPORTANT TO REALISE:
Most homes need improvement and we find electric fields and some form of Geopathic Stress in most homes. This is not a reason to not buy the property, because it is so common and as soon as you move in we can help resolve these issues. The major reason to walk away from a property is Electro Magnetic Fields of an excessive level being present at the location of the property from outside sources or from supply cables running to the meter box.
When we encounter these levels of that type of radiation, we would often advice to walk away from the property and for those who signed a contract of sale subject to an EMF inspection we are happy to put that opinion in a report for a small extra charge. Do keep in mind that our assessment criteria are far more conservative than what the government considers acceptable.

In this assessment we look at the property location EMR levels and if the radiation of power supply cables that run to the meter box are effecting any of the rooms.
We turn the house off at the meter box and test just the supply and outside sources.
We also do a basic assessment of Geopathic Stress in 1 bedroom to see if levels might be to excessive.
The other issues most modern homes have could be assessed at a later date when the appliances of the home occupier have been removed. Appropriate shielding solutions can then be chosen if required.

In this inspection we test everything we can.
* Electro Magnetic Field burden of property including outside and living areas.
Than for up to 2 bedrooms:
* Electric fields present in Bedroom
* Assessment of fuses to eliminate electric fields. (Requires assistance of home buyer)
* Assessment of High Frequency radiation levels (Assistance of home buyer preferred)
* Geopathic Stress situation in Bedroom
If we find excessive EMR levels at the start of the assessment, we are happy to stop the assessment and charge you the same as for a basic inspection (See to the right of this text)
